Effective March 14, 2020, all non-essential maintenance has been postponed until federal, state, county, and city officials lift their respective States of Emergency.
Maintenance Requests
In an effort to protect the health of our residents, staff, and crews, out of an abundance of caution, all non-essential "priority:normal" and "priority:low" maintenance requests will be postponed. Furthermore, in order to mitigate the spread of the coronavirus, "priority:urgent" and "priority:high" maintenance requests will be considered on a case-by-case basis. Although plumbing and electric maintenance services are considered essential services, this does not mean ALL plumbing and electric services. We will not risk cross infection between maintenance crews and residents for any services which are not absolutely required for continued habitability under this global health crisis. Please take extra care when disposing of items into plumbing to avoid clogs. Do not throw hand wipes into toilet, minimize toilet paper into toilet and use waste bin instead. Do not dispose cut hair in tubs, do not grind potato / celery / onion / rice / carrots / fruit peel in disposer and consider minimizing its use altogether.
Rent Payments
Walk-in rent payment remittances at our offices are no longer accepted.
Residents may consider online DIGITAL bank-to-bank rent payment in addition to traditional forms of rent payment - to help reduce transmission of coronavirus.

Please disable Bill Pay service at your bank. Although online Bill Pay originates electronically at the payer bank website, on the back-end, the payer bank prints a hardcopy check, places check in envelope and mails hardcopy payment to the payee post office box, all of which involves human handling throughout the entire back-end process. In an effort to eliminate human handling, the former Bill Pay rent payment method should be disabled in favor of the online end-to-end DIGITAL deposit method.
Similar to Bill Pay service, digital payment is considered an electronic funds transfer transaction under California Civil Code 1947.3 §(c). Current checks in the pipeline will be processed.

California Governor Gavin Newsom has issued an executive order making it clear that local governments can impose eviction protections for tenants who are unable to pay their rent because of contracting the coronavirus or loss of income as a result of the outbreak. The eviction moratorium does NOT waive rental payment, but allows for deferment of payment for 6 months following lifting of emergency orders. Tenants are still ultimately liable for rental payment.
